Prefer the quick version? Here’s a snapshot of the May 2026 Wilton Market Update:

๐Ÿ  Prices hold steady above last year’s levels โ€” Median sales price came in at $1,417,000, virtually unchanged from April’s $1,420,000 and 13.27% higher than May 2025’s $1,251,000. Average sales price rose to $1,442,820, up 7.87% from April and 1.46% above May 2025’s $1,422,075.

โณ Days on market spike to a three-year May high โ€” Average DOM jumped to 67 days, more than double April’s 29 and 109% higher than May 2025’s 32. This is the highest May DOM in the three-year comparison window โ€” worth watching closely.

๐Ÿ“‰ Inventory at its lowest May level in three years โ€” Only 30 homes for sale, down 55.22% from May 2025’s 67. With a Month’s Supply of just 2.73, supply remains historically constrained despite the slower sales pace.

๐Ÿ“Š Sales volume pulls back while prices hold โ€” 11 homes closed in May, down 26.67% from April’s 15 and 42.11% below May 2025’s 19. Even so, homes still sold at 106.19% of list price โ€” buyers are paying over asking, though the premium has eased from April’s 111.74%.

What Buyers and Sellers Need to Know

โœจ Sellers: Inventory is at a three-year May low and homes are still closing above asking โ€” but the spike in DOM to 67 days signals that buyers are taking more time to decide. Precise pricing and strong presentation are more important than ever to avoid sitting on the market.

๐Ÿ” Buyers: With only 30 homes available and a 106.19% sales-to-list ratio, competition is still real โ€” but the longer DOM suggests there may be slightly more room to negotiate than in prior months. Stay prepared, but know when to push back.
