Average & Median Sales Price
The median sales price in May 2026 was $1,417,000, equal to the previous month and 13.27% higher than $1,251,000 from May 2025. The May 2026 median sales price was at a mid level compared to May 2025 and 2024. The average sales price in May 2026 was $1,442,820, up 7.87% from $1,337,567 from the previous month and 1.46% higher than $1,422,075 from May 2025. The May 2026 average sale price was at a mid level compared to May 2025 and 2024.
Sales Price / List Price Ratio
The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market; a downward trend tends to indicate a move towards a seller’s market. The DOM for May 2026 was 67 days, up 131.03% from 29 days from the previous month and 109.38% higher than 32 days from May 2025. The May 2026 DOM was at its highest level compared with May 2025 and 2024.
Average Sales Price per Square Foot
The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in May 2026 was $402, down -3.60% from $417 from the previous month and -3.60% lower than $417 from May 2025.
Inventory & MSI
The number of properties for sale in May 2026 was 30, down -38.78% from 49 from the previous month and -55.22% lower than 67 from May 2025. The May 2026 inventory was at its lowest level compared with May 2025 and 2024. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The May 2026 MSI of 2.73 months was at its lowest level compared with May 2025 and 2024.

The number of new listings in May 2026 was 28, down -37.78% from 45 from the previous month and -39.13% lower than 46 from May 2025. The May 2026 listings were at their lowest level compared to May 2025 and 2024.

๐ Sales volume pulls back while prices hold โ 11 homes closed in May, down 26.67% from April’s 15 and 42.11% below May 2025’s 19. Even so, homes still sold at 106.19% of list price โ buyers are paying over asking, though the premium has eased from April’s 111.74%.
What Buyers and Sellers Need to Know
โจ Sellers: Inventory is at a three-year May low and homes are still closing above asking โ but the spike in DOM to 67 days signals that buyers are taking more time to decide. Precise pricing and strong presentation are more important than ever to avoid sitting on the market.
๐ Buyers: With only 30 homes available and a 106.19% sales-to-list ratio, competition is still real โ but the longer DOM suggests there may be slightly more room to negotiate than in prior months. Stay prepared, but know when to push back.
