Average & Median Sales Price
The median sales price in January 2026 was $2,307,500, down -3.13% from $2,382,000 from the previous month and 24.73% higher than $1,850,000 from January 2025. The January 2026 median sales price was at a mid level compared to January 2025 and 2024. The average sales price in January 2026 was $2,358,100, down -10.05% from $2,621,500 from the previous month and 13.99% higher than $2,068,636 from January 2025. The January 2026 average sale price was at a mid level compared to January 2025 and 2024.
Sales Price / List Price Ratio
The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The January 2026 sales price/list price ratio was 103.31%, down from 106.73% from the previous month and down from 105.13% from January 2025.

An upward trend in DOM tends to indicate a move towards a buyer’s market, a downward trend tends to indicate a move towards seller’s market. The DOM for January 2026 was 56 days, up 115.38% from 26 days from the previous month and 5.66% higher than 53 days from January 2025. The January 2026 DOM was at a mid level compared with January 2025 and 2024.
Average Sales Price per Square Foot
The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in January 2026 was $774, up 9.01% from $710 from the previous month and 9.01% higher than $710 from January 2025.
Inventory & MSI
The number of properties for sale in January 2026 was 11, down -15.38% from 13 from the previous month and -50.0% lower than 22 from January 2025. The January 2026 inventory was at its lowest level compared with January 2025 and 2024. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. 📈 Ultra-low inventory crisis – Only 11 homes for sale, down 15% from last month and down 50% from last year. January 2026 inventory at lowest level ever recorded. Months supply at 1.1, also at record low.
📉 Sales volume declining – 10 homes closed, down 38% from December's 16, and down 9% from last year's 11. New listings at 7, up dramatically from December's single listing but down 59% year-over-year to lowest level historically.
What Buyers and Sellers Need to Know
✨ Sellers: Extreme seller's market with record-low 1.1-month supply, 0.91 absorption rate, homes selling 3% above asking, and 25% YoY price appreciation. Premium market conditions despite volume decline.
🔍 Buyers: Severe inventory shortage (-50% YoY) creates intense competition. However, 10% monthly price decline and longer DOM (up 115% MoM) suggest slight seasonal softening. Act strategically on rare opportunities.
