Sales Price / List Price Ratio

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The July 2026 sales price/list price ratio was 104.07%, down from 105.32% from the previous month and down from 105.62% from July 2025.

Note: shown as a comparison of the confirmed report values (YTD average, Apr.–Jun., June, July, July 2025) — full monthly figures were not labeled in the source report.

Number of Properties Sold & Absorption Rate

The number of properties sold in July 2026 was 32, down -11.11% from 36 from the previous month and 33.33% higher than 24 from July 2025. The July 2026 sales were at a mid level compared to July 2025 and 2024. Absorption rate is the average number of sales per month divided by the total number of available properties.

Absorption rate monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

Average Days on Market

The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market; a downward trend tends to indicate a move towards a seller’s market. The DOM for July 2026 was 32 days, down -5.88% from 34 days from the previous month and -3.03% lower than 33 days from July 2025. The July 2026 DOM was at its lowest level compared with July 2025 and 2024.

Average Sales Price per Square Foot

The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in July 2026 was $409, down -6.62% from $438 from the previous month and 11.75% higher than $366 from July 2025.

Note: shown as a comparison of the confirmed report values — full monthly figures were not labeled in the source chart.

Inventory & MSI

The number of properties for sale in July 2026 was 52, down -24.64% from 69 from the previous month and -24.64% lower than 69 from July 2025. The July 2026 inventory was at a mid level compared with July 2025 and 2024. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The July 2026 MSI of 1.62 months was at a mid level compared with July 2025 and 2024.

MSI monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

Note: two months of bar labels in the source New Listings chart were not legible enough to extract reliably, so the full 36-month series is not shown here. The chart below reflects only the confirmed comparison points from the Overview table.

Prefer the quick version? Here’s a snapshot of the July 2026 Ridgefield Market Update:

🏠 Prices hit their highest July level in three years — Median sales price climbed to $1,415,000, up 30.66% from July 2025’s $1,083,000, even with a 6.43% rise from June’s $1,329,500. Average sales price followed suit at $1,529,226, also its strongest July showing in three years.

⏳ Homes are selling faster — Average days on market dropped to 32, down 5.88% from June’s 34 and 3.03% lower than July 2025’s 33. This is the lowest July DOM in three years, a sign sellers still hold the upper hand.

📉 Inventory eased from last year — Only 52 homes for sale, down 24.64% from July 2025’s 69. With a Month’s Supply of 1.62, conditions are mid-level rather than the tightest in three years.

📊 Sellers keep winning — 32 homes closed in July, down 11.11% from June’s 36 but 33.33% higher than July 2025’s 24, and they sold at 104.07% of list price. The average seller still got over asking — a clear sign demand hasn’t cooled despite the seasonal pullback in closings.

What Buyers and Sellers Need to Know

✨ Sellers: Homes are still closing above asking price even as inventory sits at mid-level for July. With a sales-to-list ratio of 104.07% and just 1.62 months of supply, conditions favor sellers — and with days on market at a three-year low, well-priced homes are moving fast.

🔍 Buyers: With 52 homes available and days on market at 32, the pool is a bit wider than the tightest markets but still moving quickly. New listings rose to 40 this month, their highest July level in three years — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
