Sales Price / List Price Ratio

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The July 2026 sales price/list price ratio was 100.83%, down from 103.24% from the previous month and up from 98.31% from July 2025.

Note: shown as a comparison of the confirmed report values (YTD average, Apr.–Jun., June, July, July 2025) — full monthly figures were not labeled in the source report.

Number of Properties Sold & Absorption Rate

The number of properties sold in July 2026 was 11, up 37.50% from 8 from the previous month and 57.14% higher than 7 from July 2025. The July 2026 sales were at a mid level compared to July 2025 and 2024. Absorption rate is the average number of sales per month divided by the total number of available properties.

Absorption rate monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

Average Days on Market

The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market; a downward trend tends to indicate a move towards a seller’s market. The DOM for July 2026 was 47 days, up 42.42% from 33 days from the previous month and -4.08% lower than 49 days from July 2025. The July 2026 DOM was at a mid level compared with July 2025 and 2024.

Average Sales Price per Square Foot

The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in July 2026 was $368, down -1.60% from $374 from the previous month and 13.93% higher than $323 from July 2025.

Note: shown as a comparison of the confirmed report values — full monthly figures were not labeled in the source chart.

Inventory & MSI

The number of properties for sale in July 2026 was 23, down -20.69% from 29 from the previous month and -32.35% lower than 34 from July 2025. The July 2026 inventory was at a mid level compared with July 2025 and 2024. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The July 2026 MSI of 2.09 months was at a mid level compared with July 2025 and 2024.

MSI monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

New Listings

The number of new listings in July 2026 was 7, down -53.33% from 15 from the previous month and -46.15% lower than 13 from July 2025. The July 2026 listings were at its lowest level compared to July 2025 and 2024.

Note: one month of bar labels in the source New Listings chart was not legible enough to extract reliably, so the full 36-month series is not shown here. The chart below reflects only the confirmed comparison points from the Overview table.

Prefer the quick version? Here’s a snapshot of the July 2026 Easton Market Update:

🏠 Prices are trending up but stayed mid-level for July — Median sales price climbed to $1,100,000, up 21.55% from July 2025’s $905,000, even with an 8.86% rise from June’s $1,010,500. Average sales price followed suit at $1,093,000, up 7.68% year-over-year — still a mid-level July compared to the past three years.

⏳ Homes are taking a bit longer to sell — Average days on market rose to 47, up 42.42% from June’s 33, though still 4.08% lower than July 2025’s 49. DOM remains at a mid-level for July compared with the past three years.

📉 Inventory is down from last year — Only 23 homes for sale, down 32.35% from July 2025’s 34. With a Month’s Supply of 2.09, conditions are mid-level rather than the tightest in three years.

📊 Sellers keep winning — 11 homes closed in July, up 37.50% from June’s 8 and 57.14% higher than July 2025’s 7, and they sold at 100.83% of list price. Even with fewer new listings, buyers are still closing deals at or above asking.

What Buyers and Sellers Need to Know

✨ Sellers: Homes are still closing right around asking price. With a sales-to-list ratio of 100.83% and 2.09 months of supply, conditions remain balanced but favor sellers — and with sales up sharply year-over-year, demand is holding steady.

🔍 Buyers: With only 23 homes available and days on market at 47, there’s a bit more room to negotiate than in the tightest markets. New listings pulled back sharply to 7 this month, their lowest July level in three years — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
