The median sales price in July 2026 was $3,150,000, down -4.55% from $3,300,000 from the previous month and 16.67% higher than $2,700,000 from July 2025. The July 2026 median sales price was at its highest level compared to July 2025 and 2024. The average sales price in July 2026 was $3,774,064, up 15.49% from $3,267,759 from the previous month and 20.75% higher than $3,125,425 from July 2025. The July 2026 average sale price was at its highest level compared to July 2025 and 2024.

An upward trend in DOM tends to indicate a move towards a buyer’s market; a downward trend tends to indicate a move towards a seller’s market. The DOM for July 2026 was 34 days, up 126.67% from 15 days from the previous month and -10.53% lower than 38 days from July 2025. The July 2026 DOM was at a mid level compared with July 2025 and 2024.

What Buyers and Sellers Need to Know

✨ Sellers: Inventory is at its lowest July level in three years and homes are still closing above asking price. With a sales-to-list ratio of 106.25% and just 0.69 months of supply, conditions strongly favor sellers — even as days on market ticked up this month.

🔍 Buyers: With only 24 homes available and days on market at 34, the pool is thin but moving quickly. New listings pulled back to 14 this month — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
