The market shift, that slowdown you’ve been hearing about, and other parts of the country, since last year. It’s starting to creep into Westport, why? Inflation, tariffs, and interest rates have sort of finally made their way here.
Not all homes are affected, but I describe the market as lumpy. Some homes are flying off the market while others are sitting. It really depends on the price point, location, condition, and most importantly, how well it’s priced.
Now let’s get to the market stats. I know that’s what you want to hear. Just keep in mind that data is always 30, 60, or even 90 days behind in a shifting market like this. Numbers show where we’ve been, but they don’t tell the full story.

Median sales price: 2.4 million, up 15% from 2 million last year.
Inventory: 93 Homes for sale, down 23% from 121 this time last year.
Days on market: 38 days, a slight drop from 41 days last year, down 7%
What does this mean for you?
For sellers:
- Price your home just under the comparable sales in your neighborhood.
- Many of those homes sold at the peak of the market.
- And when prepping your home for sale, staging matters now more than ever.
For buyers:
- In some cases, there’s a little more wiggle room on pricing and fewer competing offers. That’s good news for you!
