Sales Price / List Price Ratio

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The August 2026 sales price/list price ratio was 100.95%, equal to the previous month and equal to August 2025.

Note: shown as a comparison of the confirmed report values (YTD average, May.–Jul., July, August, August 2025) — full monthly figures were not labeled in the source report.

Number of Properties Sold & Absorption Rate

The number of properties sold in August 2026 was 9, down -18.18% from 11 from the previous month and -10.0% lower than 10 from August 2025. The August 2026 sales were at a mid level compared to August 2025 and 2024. Absorption rate is the avg number of sales per month divided by the total number of available properties.

Absorption rate monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

Average Days on Market

The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market; a downward trend tends to indicate a move towards a seller’s market. The DOM for August 2026 was 44 days, down -6.38% from 47 days from the previous month and -12.00% lower than 50 days from August 2025. The August 2026 DOM was at its lowest level compared with August 2025 and 2024.

Average Sales Price per Square Foot

The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in August 2026 was $270, down -26.63% from $368 from the previous month and -21.28% lower than $343 from August 2025.

Note: shown as a comparison of the confirmed report values — full monthly figures were not labeled in the source chart.

Inventory & MSI

The number of properties for sale in August 2026 was 17, down -34.62% from 26 from the previous month and -43.33% lower than 30 from August 2025. The August 2026 inventory was at its lowest level compared with August 2025 and 2024. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The August 2026 MSI of 1.89 months was at its lowest level compared with August 2025 and 2024.

MSI monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

Note: the earliest bar (Sep 2023) was not legibly labeled in the source chart, so this series runs Oct 2023 – Aug 2026 (35 confirmed months) rather than the full 36-month range shown in the other charts.

Prefer the quick version? Here’s a snapshot of the August 2026 Easton Market Update:

💰 Prices hit their highest August level in three years — Median sales price climbed to $1,080,000, up 32.45% from August 2025’s $815,375, holding steady from July’s $1,100,000. Average sales price followed suit at $1,129,556, also its strongest August showing in three years.

⏳ Homes are selling a bit faster — Average days on market came in at 44, down 12.00% from August 2025’s 50 days, and down slightly from July’s 47. A solid pace favoring sellers.

📦 Inventory hit a three-year August low — Only 17 homes for sale, down 43.33% from August 2025’s 30. With a Month’s Supply of just 1.89, options remain scarce for buyers.

📊 Sellers keep an edge — 9 homes closed in August, and they sold at 100.95% of list price, matching last August’s ratio exactly. New listings pulled back sharply to just 3, keeping the market tight.

What Buyers and Sellers Need to Know

✨ Sellers: Inventory is at its lowest August level in three years and homes are still closing right around asking price. With a sales-to-list ratio of 100.95% and just 1.89 months of supply, conditions favor sellers — pricing right continues to bring strong results.

🔍 Buyers: With only 17 homes available and new listings pulling back to just 3 this month, the pool is very thin. Be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
