The median sales price in April 2026 was $1,372,500, down -8.80% from $1,505,000 from the previous month and 1.52% higher than $1,352,000 from April 2025. The April 2026 median sales price was at its highest level compared to April 2025 and 2024. The average sales price in April 2026 was $1,331,679, down -22.73% from $1,723,333 from the previous month and -2.48% lower than $1,365,524 from April 2025. The April 2026 average sale price was at its lowest level compared to April 2025 and 2024.

Sales Price / List Price Ratio

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The April 2026 sales price/list price ratio was 111.85%, equal to the previous month and equal to April 2025.

Number of Properties Sold & Absorption Rate

The number of properties sold in April 2026 was 14, down -6.67% from 15 from the previous month and -26.32% lower than 19 from April 2025. The April 2026 sales were at its lowest level compared to April 2025 and 2024. Absorption rate is the avg number of sales per month divided by the total number of available properties.

Average Days on Market

The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market, a downward trend tends to indicate a move towards seller’s market. The DOM for April 2026 was 29 days, down -57.97% from 69 days from the previous month and -40.82% lower than 49 days from April 2025. The April 2026 DOM was at its lowest level compared with April 2025 and 2024.

Average Sales Price per Square Foot

The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in April 2026 was $420, down -10.45% from $469 from the previous month and 2.94% higher than $408 from April 2025.

Inventory & MSI

The number of properties for sale in April 2026 was 34, up 25.93% from 27 from the previous month and -30.61% lower than 49 from April 2025. The April 2026 inventory was at its lowest level compared with April 2025 and 2024. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. ✨ Sellers: Homes are closing at a 111.85% sale-to-list ratio with just 29 days on market. With only 34 listings and 2.43 months of supply, this is as strong a seller’s market as Wilton has seen — price it right and expect competition.

🔍 Buyers: New listings more than doubled this month, so more options are finally hitting the market. But with homes selling nearly 12% above asking in under a month, come prepared with strong offers and move fast.
