Prefer the quick version? Here’s a snapshot of the February 2026 Wilton Market Update:
🏠 Prices rising strongly year-over-year — The median sales price reached $1.38M in February, up 23.77% from last February’s $1.115M (though down 18.30% from January’s unusually high $1.689M).
⏳ DOM at its lowest point in three years — Homes sold in just 39 days on average, a dramatic 53% drop from January’s 83 days and 23.53% faster than February 2025’s 51 days — the best February on record over the past three years.
📉 Inventory at record lows, MSI tightest in three years — Only 24 homes available, down 35% from last February’s 37. The MSI of 4 months is the lowest February reading compared to 2025 and 2024, signaling a strong seller’s market.
📊 Sales held steady, buyers competing hard — 6 closings matched February 2025’s count, up 50% from January’s 4. Homes sold at 107.27% of list price — the highest sale-to-list ratio in the dataset — meaning buyers are consistently bidding over asking.
What Buyers and Sellers Need to Know
✨ Sellers: Wilton is firing on all cylinders. With a 107% sale-to-list ratio and DOM at a three-year low, well-priced homes are generating strong competition. Inventory is tight enough that you have significant pricing leverage heading into spring.
🔍 Buyers: This is an aggressive market — expect to offer over asking and move quickly. The low MSI of 4 months and rising year-over-year prices suggest waiting is unlikely to work in your favor.
