Prefer the quick version? Here’s a snapshot of the May 2026 Redding Market Update:
🏠 Prices at their lowest May level in three years — Median sales price came in at $740,000, down 17.77% from May 2025’s $899,900. With only 7 sales, one or two lower-priced closings can shift the whole average significantly.
⏳ Homes selling faster than any May in three years — DOM dropped to 68 days, down 34% from May 2025’s 103. A meaningful improvement in pace for a market that averaged 147 DOM year-to-date.
📉 Inventory steady but MSI at its lowest May level in three years — 31 homes for sale, unchanged from April, with an MSI of 4.43 — the tightest supply reading for a May in the three-year window.
📊 Buyers paid well over asking on a small but active month — 7 homes closed at 106.63% of list price, up sharply from April’s 99.8% and last May’s 94.28%. When the right homes are priced right in Redding, buyers compete.
What Buyers and Sellers Need to Know
✨ Sellers: The 106.63% list-to-sale ratio shows that well-priced homes generate real competition. Pricing precision matters more here than anywhere — one overpriced listing in a 7-sale month stands out immediately.
🔍 Buyers: With only 31 homes available and DOM improving, the best listings are moving. Come prepared — Redding rewards patience, but not hesitation.
