Sales Price / List Price Ratio

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The June 2026 sales price/list price ratio was 108.91%, up from 104.91% from the previous month and equal to June 2025.

Note: shown as a comparison of the confirmed report values (YTD average, Mar.–May., May, June, June 2025) — full monthly figures were not labeled in the source report.

Number of Properties Sold & Absorption Rate

The number of properties sold in June 2026 was 38, up 192.31% from 13 from the previous month and 52.00% higher than 25 from June 2025. The June 2026 sales were at its highest level compared to June 2025 and 2024. Absorption rate is the average number of sales per month divided by the total number of available properties.

Absorption rate monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

Average Days on Market

The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market; a downward trend tends to indicate a move towards a seller’s market. The DOM for June 2026 was 34 days, down -54.67% from 75 days from the previous month and -10.53% lower than 38 days from June 2025. The June 2026 DOM was at its lowest level compared with June 2025 and 2024.

Average Sales Price per Square Foot

The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in June 2026 was $462, up 17.56% from $393 from the previous month and 8.71% higher than $425 from June 2025.

The June 2026 inventory was at its lowest level compared with June 2025 and 2024. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The June 2026 MSI of 1.05 months was at its lowest level compared with June 2025 and 2024.

MSI monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

Prefer the quick version? Here’s a snapshot of the May 2026 Wilton Market Update:

🏠 Prices climbed to their highest June level in three years — Median sales price rose to $1,187,500, up 12.35% from June 2025’s $1,057,000, despite a -6.86% dip from May’s $1,275,000. Average sales price pulled back to $1,338,994, its lowest June showing in three years.

⏳ Homes are selling faster than ever this June — Average days on market fell to 37, down 19.57% from June 2025’s 46. This is the quickest June pace in three years.

📉 Inventory hit a three-year June low — Only 107 homes for sale, down 33.95% from June 2025’s 162. With a Month’s Supply of just 1.45, choices are scarcer than ever.

📊 Sellers are closing at record pace — 74 homes closed in June, up 80% from May’s 41, and they sold at 106.11% of list price, matching May’s high. Demand is clearly outpacing what’s on the shelf.

What Buyers and Sellers Need to Know

✨ Sellers: Inventory is at its lowest June level in three years and homes are still closing well above asking price. With a sales-to-list ratio of 106.11% and just 1.45 months of supply, conditions strongly favor sellers — and the fast pace of sales shows buyers are ready to act.

🔍 Buyers: With only 107 homes available and days on market down to 37, moving quickly matters more than ever. New listings held strong at 84 this month — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
