The median sales price in June 2026 was $800,000, up 8.11% from $740,000 from the previous month and -17.95% lower than $975,000 from June 2025. The June 2026 median sales price was at its lowest level compared to June 2025 and 2024. The average sales price in June 2026 was $827,500, down -7.31% from $892,714 from the previous month and -13.08% lower than $952,000 from June 2025. 📊 Fewer homes changed hands — Just 7 closed in June, matching May and down from 12 in June 2025. Still, they sold at 105.14% of list price, showing sellers who price right are still finding buyers.
What Buyers and Sellers Need to Know
✨ Sellers: Inventory is at its lowest June level in three years, and homes are still closing above asking at 105.14% of list price. With 4.14 months of supply, pricing strategy matters more here than in tighter neighboring markets — but well-positioned homes are moving.
🔍 Buyers: With only 29 homes available and prices down from last June, there may be room to negotiate. New listings dropped sharply to 11 this month — be ready to move when the right home appears, and lean on data, not emotion, when shaping an offer.
