Sales Price / List Price Ratio
The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The June 2026 sales price/list price ratio was 113.01%, equal to the previous month and up from 109.25% from June 2025.
Note: shown as a comparison of the confirmed report values (YTD average, Mar.–May., May, June, June 2025) — full monthly figures were not labeled in the source report.
Number of Properties Sold & Absorption Rate
The number of properties sold in June 2026 was 35, up 29.63% from 27 from the previous month and 25.00% higher than 28 from June 2025. Note: one month of bar labels in the source Properties Sold chart was not legible enough to extract reliably, so the full 36-month series is not shown here. The chart below reflects only the confirmed comparison points from the Overview table.
Absorption rate monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.
Average Days on Market
The average days on market (DOM) is the number of days a property is on the market before it sells. The DOM for June 2026 was 14 days, down -30.0% from 20 days from the previous month and -48.15% lower than 27 days from June 2025. The June 2026 DOM was at its lowest level compared with June 2025 and 2024.
Average Sales Price per Square Foot
The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in June 2026 was $838, up 6.75% from $785 from the previous month and 15.43% higher than $726 from June 2025.

Inventory & MSI
The number of properties for sale in June 2026 was 28, down -20.0% from 35 from the previous month and -24.32% lower than 37 from June 2025. The June 2026 inventory was at its lowest level compared with June 2025 and 2024. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The June 2026 MSI of 0.8 months was at its lowest level compared with June 2025 and 2024.
MSI monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.
