Average & Median Sales Price
The median sales price in November 2025 was $2,700,000, up 5.88% from $2,550,000 from the previous month and equal to November 2024. The November 2025 median sales price was at a mid level compared to November 2024 and 2023. The average sales price in November 2025 was $3,203,833, down -1.51% from $3,252,857 from the previous month and 7.49% higher than $2,980,550 from November 2024. The November 2025 average sale price was at its highest level compared to November 2024 and 2023.
Sales Price / List Price Ratio
The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The November 2025 sales price/list price ratio was 98.82%, equal to the previous month and down from 102.24% from November 2024.
Number of Properties Sold & Absorption Rate
The number of properties sold in November 2025 was 11, down -47.62% from 21 from the previous month and 10.0% higher than 10 from November 2024. The November 2025 sales were at a mid level compared to November 2024 and 2023. Absorption rate is the avg number of sales per month divided by the total number of available properties.
Average Days on Market
The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market, a downward trend tends to indicate a move towards seller’s market. The DOM for November 2025 was 70 days, up 2.94% from 68 days from the previous month and 12.90% higher than 62 days from November 2024. The November 2025 DOM was at its highest level compared with November 2024 and 2023.
Average Sales Price per Square Foot
The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in November 2025 was $608, down -1.46% from $617 from the previous month and 14.50% higher than $531 from November 2024.
Inventory & MSI
The number of properties for sale in November 2025 was 32, down -27.27% from 44 from the previous month and -37.25% lower than 51 from November 2024. The November 2025 inventory was at its lowest level compared with November 2024 and 2023. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2025 MSI of 2.91 months was at its lowest level compared with November 2024 and 2023.
New Listings
The number of new listings in November 2025 was 11, down -31.25% from 16 from the previous month and 10.0% higher than 10 from November 2024. The November 2025 listings were at a mid level compared to November 2024 and 2023.

What Buyers and Sellers Need to Know
✨ Sellers: Extreme scarcity with 2.91 months inventory—lowest in three years. However, homes selling just below list price at 98.82%, down from 102.24% last year. Limited supply of 32 homes still creates negotiating advantage despite pricing pressure.
🔍 Buyers: Significantly reduced competition with 37% less inventory than last year. Properties taking 70 days on market provides more decision time. Price per square foot up 14.50% to $608, but sub-list pricing indicates negotiation opportunities in this selective market.
