Sales Price / List Price Ratio
The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. Average Days on Market
The average days on market (DOM) is the number of days a property is on the market before it sells. The DOM for July 2026 was 34 days, equal to the previous month and -24.44% lower than 45 days from July 2025. The July 2026 DOM was at its lowest level compared with July 2025 and 2024.

🏠 Prices hit their highest July level in three years — Median sales price climbed to $860,000, up 5.52% from July 2025’s $815,000, even with a 6.65% dip from June’s $921,250. Average sales price followed suit at $1,114,628, also its strongest July showing in three years.
⏳ Homes are selling just as fast — Average days on market held steady at 34, equal to June, and 24.44% lower than July 2025’s 45. This is the lowest July DOM in three years, a sign sellers still hold the upper hand.
📉 Inventory remains at a three-year July low — Only 96 homes for sale, down 25.58% from July 2025’s 129. With a Month’s Supply of just 1.63, there’s still not much to choose from.
📊 Sellers keep winning — 59 homes closed in July, up 1.72% from June’s 58, and they sold at 106.11% of list price. The average seller got well over asking — a clear sign demand hasn’t cooled even as the market stays active.
What Buyers and Sellers Need to Know
✨ Sellers: Inventory is at its lowest July level in three years and homes are still closing above asking price. With a sales-to-list ratio of 106.11% and just 1.63 months of supply, conditions strongly favor sellers — and with days on market at a three-year low, well-priced homes are moving fast.
🔍 Buyers: With only 96 homes available and days on market at 34, the pool is thin but moving quickly. New listings pulled back to 57 this month — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
