Note: the source report’s monthly trend line isn’t accompanied by per-point labels, so the chart below shows only the confirmed comparison points from the report (YTD average, the Apr.–Jun. period, June, July, and July 2025) rather than a fabricated 36-month series.

Sales Price / List Price Ratio

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The July 2026 sales price/list price ratio was 110.57%, equal to the previous month and up from 108.56% from July 2025.

Note: shown as a comparison of the confirmed report values (YTD average, Apr.–Jun., June, July, July 2025) — full monthly figures were not labeled in the source report.

Number of Properties Sold & Absorption Rate

The number of properties sold in July 2026 was 39, equal to the previous month and 14.71% higher than 34 from July 2025. The July 2026 sales were at its highest level compared to July 2025 and 2024. Absorption rate is the average number of sales per month divided by the total number of available properties.

Absorption rate monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

Average Days on Market

The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market; a downward trend tends to indicate a move towards a seller’s market. The DOM for July 2026 was 33 days, down -2.94% from 34 days from the previous month and -8.33% lower than 36 days from July 2025. The July 2026 DOM was at its lowest level compared with July 2025 and 2024.

Average Sales Price per Square Foot

The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in July 2026 was $458, down -1.08% from $463 from the previous month and 11.17% higher than $412 from July 2025.

Note: shown as a comparison of the confirmed report values — full monthly figures were not labeled in the source chart.

Inventory & MSI

The number of properties for sale in July 2026 was 40, down -24.53% from 53 from the previous month and -24.53% lower than 53 from July 2025. The July 2026 inventory was at its lowest level compared with July 2025 and 2024. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The July 2026 MSI of 1.03 months was at its lowest level compared with July 2025 and 2024.

MSI monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.

New Listings

The number of new listings in July 2026 was 23, down -36.11% from 36 from the previous month and 4.55% higher than 22 from July 2025. The July 2026 listings were at a mid level compared to July 2025 and 2024.

Note: two months of bar labels in the source New Listings chart were not legible enough to extract reliably, so the full 36-month series is not shown here. The chart below reflects only the confirmed comparison points from the Overview table.

Prefer the quick version? Here’s a snapshot of the July 2026 Wilton Market Update:

🏠 Prices hit their highest July level in three years — Median sales price jumped to $1,650,000, up 15.99% from July 2025’s $1,422,500, even with a 22.68% rise from June’s $1,345,000. Average sales price followed suit at $1,749,109, also its strongest July showing in three years.

⏳ Homes are selling faster — Average days on market dropped to 33, down 2.94% from June’s 34 and 8.33% lower than July 2025’s 36. This is the lowest July DOM in three years, a sign sellers still hold the upper hand.

📉 Inventory remains at a three-year July low — Only 40 homes for sale, down 24.53% from July 2025’s 53. With a Month’s Supply of just 1.03, there’s still not much to choose from.

📊 Sellers keep winning — 39 homes closed in July, equal to June’s 39, and they sold at 110.57% of list price. The average seller got well over asking — a clear sign demand hasn’t cooled even as new listings pulled back.

What Buyers and Sellers Need to Know

✨ Sellers: Inventory is at its lowest July level in three years and homes are still closing well above asking price. With a sales-to-list ratio of 110.57% and just 1.03 months of supply, conditions strongly favor sellers — and with days on market at a three-year low, well-priced homes are moving fast.

🔍 Buyers: With only 40 homes available and days on market at 33, the pool is thin but moving quickly. New listings pulled back to 23 this month — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
