Sales Price / List Price Ratio

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. Prefer the quick version? Here’s a snapshot of the July 2026 Westport Market Update:

🏠 Prices hit their highest July level in three years — Median sales price climbed to $2,650,000, up 27.56% from July 2025’s $2,077,500, even with a 9.59% rise from June’s $2,418,000. Average sales price followed suit at $2,981,712, also its strongest July showing in three years.

⏳ Homes are selling faster — Average days on market dropped to 35, down 28.57% from June’s 49 and 27.08% lower than July 2025’s 48. This is the lowest July DOM in three years, a sign sellers still hold the upper hand.

📉 Inventory remains at a three-year July low — Only 82 homes for sale, down 30.51% from July 2025’s 118. With a Month’s Supply of just 1.74, there’s still not much to choose from.

📊 Sellers keep winning — 47 homes closed in July, up 20.51% from June’s 39, and they sold at 105.79% of list price. The average seller got well over asking — a clear sign demand hasn’t cooled even as new listings pulled back.

What Buyers and Sellers Need to Know

✨ Sellers: Inventory is at its lowest July level in three years and homes are still closing well above asking price. With a sales-to-list ratio of 105.79% and just 1.74 months of supply, conditions strongly favor sellers — and with days on market at a three-year low, well-priced homes are moving fast.

🔍 Buyers: With only 82 homes available and days on market at 35, the pool is thin but moving quickly. New listings pulled back to 26 this month — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
