Sales Price / List Price Ratio

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The July 2026 sales price/list price ratio was 106.18%, equal to the previous month and up from 103.95% from July 2025.

Note: shown as a comparison of the confirmed report values (YTD average, Apr.–Jun., June, July, July 2025) — full monthly figures were not labeled in the source report.

Average Days on Market

The average days on market (DOM) is the number of days a property is on the market before it sells. The DOM for July 2026 was 25 days, down -35.90% from 39 days from the previous month and -19.35% lower than 31 days from July 2025. The July 2026 DOM was at its lowest level compared with July 2025 and 2024.

Average Sales Price per Square Foot

Prefer the quick version? Here’s a snapshot of the July 2026 Weston Market Update:

🏠 Prices hit their highest July level in three years — Median sales price jumped to $1,924,000, up 8.92% from July 2025’s $1,766,500, even with a 32.69% rise from June’s $1,450,000. Average sales price followed suit at $1,823,333, also its strongest July showing in three years.

⏳ Homes are selling faster — Average days on market dropped to 25, down 35.90% from June’s 39 and 19.35% lower than July 2025’s 31. This is the lowest July DOM in three years, a sign sellers still hold the upper hand.

📉 Inventory remains at a three-year July low — Only 34 homes for sale, down 24.44% from July 2025’s 45. With a Month’s Supply of just 2.83, there’s still not much to choose from.

📊 Fewer homes are closing — 12 homes closed in July, down 42.86% from June’s 21 and 25% lower than July 2025’s 16, and they sold at 106.18% of list price. The average seller got over asking — a clear sign demand hasn’t cooled despite fewer transactions closing.

What Buyers and Sellers Need to Know

✨ Sellers: Inventory is at its lowest July level in three years and homes are still closing above asking price. With a sales-to-list ratio of 106.18% and just 2.83 months of supply, conditions favor sellers — and with days on market at a three-year low, well-priced homes are moving fast.

🔍 Buyers: With only 34 homes available and days on market at 25, the pool is thin but moving quickly. New listings pulled back to 16 this month — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
