Sales Price / List Price Ratio

The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The July 2026 sales price/list price ratio was 106.4%, up from 105.14% from the previous month and up from 103.67% from July 2025.

Note: shown as a comparison of the confirmed report values (YTD average, Apr.–Jun., June, July, July 2025) — full monthly figures were not labeled in the source report.

Average Days on Market

The average days on market (DOM) is the number of days a property is on the market before it sells. Average Sales Price per Square Foot

Prefer the quick version? Here’s a snapshot of the July 2026 Redding Market Update:

🏠 Prices hit their highest July level in three years — Median sales price climbed to $1,212,500, up 7.73% from July 2025’s $1,125,500, even with a 51.56% jump from June’s $800,000. Average sales price told a different story at $1,143,834, down 7.53% from July 2025’s $1,236,975 — a mid-level July compared to the past three years.

⏳ Homes are still selling quickly — Average days on market ticked up to 36, up 24.14% from June’s 29, but still 23.40% lower than July 2025’s 47. This is the lowest July DOM in three years, a sign sellers still hold the upper hand.

📉 Inventory remains at a three-year July low — Only 30 homes for sale, down 34.78% from July 2025’s 46. With a Month’s Supply of just 1.88, there’s still not much to choose from.

📊 Sellers keep winning — 16 homes closed in July, up 128.57% from June’s 7 but 20% lower than July 2025’s 20, and they sold at 106.4% of list price. The average seller got well over asking — a clear sign demand hasn’t cooled even with fewer new listings coming to market.

What Buyers and Sellers Need to Know

✨ Sellers: Inventory is at its lowest July level in three years and homes are still closing above asking price. With a sales-to-list ratio of 106.4% and just 1.88 months of supply, conditions strongly favor sellers — and with days on market near a three-year low, well-priced homes are moving fast.

🔍 Buyers: With only 30 homes available and days on market at 36, the pool is thin but moving quickly. New listings pulled back to 8 this month, their lowest July level in three years — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
