Average & Median Sales Price
The median sales price in July 2026 was $2,600,000, down -6.98% from $2,795,000 from the previous month and 2.32% higher than $2,541,000 from July 2025. The July 2026 median sales price was at its highest level compared to July 2025 and 2024. The average sales price in July 2026 was $2,808,052, down -3.23% from $2,901,695 from the previous month and -16.33% lower than $3,356,293 from July 2025. The July 2026 average sale price was at a mid level compared to July 2025 and 2024.

What Buyers and Sellers Need to Know
✨ Sellers: Inventory is at its lowest July level in three years and homes are still closing above asking price. With a sales-to-list ratio of 107.19% and just 1.52 months of supply, conditions strongly favor sellers — and with days on market near a three-year low, well-priced homes are moving fast.
