Sales Price / List Price Ratio
The sales price/list price ratio is the average sale price divided by the average list price for sold properties expressed as a percentage. If it is above 100%, homes are selling for more than the list price. If it is less than 100%, homes are selling for less than the list price. The July 2026 sales price/list price ratio was 104.99%, down from 106.24% from the previous month and equal to July 2025.
Note: shown as a comparison of the confirmed report values (YTD average, Apr.–Jun., June, July, July 2025) — full monthly figures were not labeled in the source report.

Absorption rate monthly values weren’t labeled in the source chart — only the comparison points below are confirmed.
Average Days on Market
The average days on market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move towards a buyer’s market; a downward trend tends to indicate a move towards a seller’s market. The DOM for July 2026 was 36 days, up 5.88% from 34 days from the previous month and -20.0% lower than 45 days from July 2025. The July 2026 DOM was at its lowest level compared with July 2025 and 2024.
Average Sales Price per Square Foot
The average sales price per square foot is a more normalized indicator for the direction of property value. The sales price per square foot in July 2026 was $530, up 5.37% from $503 from the previous month and 16.48% higher than $455 from July 2025.

Prefer the quick version? Here’s a snapshot of the July2026 Fairfield Market Update:
🏠 Prices hit their highest July level in three years — Median sales price climbed to $1,180,000, up 7.27% from July 2025’s $1,100,000, even with a 1.51% rise from June’s $1,162,500. Average sales price followed suit at $1,442,562, also its strongest July showing in three years.
⏳ Homes are still selling quickly — Average days on market ticked up to 36, up 5.88% from June’s 34 but still 20% lower than July 2025’s 45. This is the lowest July DOM in three years, a sign sellers still hold the upper hand.
📉 Inventory remains at a three-year July low — Only 112 homes for sale, down 30.86% from July 2025’s 162. With a Month’s Supply of just 1.53, there’s still not much to choose from.
📊 Sellers keep winning — 73 homes closed in July, down 13.10% from June’s 84 but 35.19% higher than July 2025’s 54, and they sold at 104.99% of list price. The average seller still got over asking — a clear sign demand hasn’t cooled despite the seasonal pullback in closings.
What Buyers and Sellers Need to Know
✨ Sellers: Inventory is at its lowest July level in three years and homes are still closing above asking price. With a sales-to-list ratio of 104.99% and just 1.53 months of supply, conditions strongly favor sellers — and with days on market near a three-year low, well-priced homes are moving fast.
🔍 Buyers: With only 112 homes available and days on market at 36, the pool is thin but moving quickly. New listings pulled back to 75 this month — be ready to move decisively when the right home appears, and lean on data, not emotion, when shaping an offer.
